Timothy Godbold adorns Tribeca loft with modernist relief panels

New York interior designer Timothy Godbold has renovated an apartment in a historic Tribeca building, adding various relief treatments across its neutral walls including panels influenced by a 1970s sci-fi series.

The spacious loft is located in an 1881 cast-iron building on Franklin Street, which was formerly a textile factory and was overhauled by Pritzker Prize-winning Japanese architect Shigeru Ban in 2019.

“The homeowners, a young family with two children, set out with the objective of creating a great home for entertaining that simultaneously utilized space efficiently to create a comfortable family living space,” said Godbold‘s team.

The designer helped to organise the layout so that it functioned optimally for the family, and despite opting for a neutral colour palette, Godbold upped the drama through the scale of the furniture and artwork.

A double-height living room occupies a corner flooded with light from windows on two sides, which can be diffused by drawing the sheer curtains.

To work around a large structural column disrupting the view to the living room, Godbold used the column to anchor a stone dining table to turn it into a focal feature.

The kitchen is intentionally minimal, benefitting from the absence of cabinet and drawer pulls

The table references a 1930s design by Hans and Wassili Luckhardt and Alfons Anker, in keeping with the industrial style of the building.

The kitchen is very minimal, thanks to the omission of cabinet and drawer pulls, and includes an island with a waterfall stone top that creates space for a breakfast bar.

Hidden behind the kitchen is a former TV room converted into a bar room and an office “to maximise the versatility of the space and meet multiple needs”.

The walls in this flexible room are covered in geometric plaster-relief panels, which add shadows and texture, while the furniture is darker and more masculine.

A Reprise pendant light from New York design studio Apparatus hangs in a corner that has been curved to accentuate the modernist-style wall panelling.

“The wall details in this Tribeca space are inspired by a classic 1970s sci-fi series that showcases an all-Italian modern aesthetic within a futuristic environment,” said the team.

A row of plastered arched niches separates the formal entertaining areas from a more casual seating area, where a large pale grey sofa shifts the tone from the warm whites found elsewhere.

In the primary bedroom, the built-in bed and nightstands are installed below a tufted upholstered headboard that runs the full width of the room, and a fluted wall feature that extends to the ceiling.

Opposite the bed is a sculptural sofa surrounded by oversized planters and a large, carved relief artwork by French sculptor Etienne Moyat on the wall.

Godbold custom-designed many of the pieces throughout the home, including most of the furniture and decorative elements.

His references included mid-century Italian designers like Joe Colombo, whose space-age shapes are echoed in the dining chairs, sofas, and smaller lighting and decor items.

Godbold also played with proportion to add drama, as seen in the living room’s custom stone sofas that are upholstered in a “brutalist” fabric made in England, and the coffee table with an integrated planter.

The rugs also feature custom designs that outline the furniture in the same space.

Overall, the goal was to “marry the industrial, the art deco and the more surreal aspects of 1970s noir cult cinema for a glamorous and intriguing end product.”

Originally from Australia, Godbold is currently based in the Hamptons, where he renovated his mid-century home to resemble a “villain’s hideout”.

He also aims to preserve other modernist dwellings built across the area through the nonprofit organisation Hamptons 20th Century Modern.

Amsterdam apartment, the Netherlands, by Firm Architects

Local studio Firm Architects renovated this loft apartment in the De Pijp district of Amsterdam, creating a striking horizontal line formed of zinc, mirror and brick elements.

The line, which runs around the walls of the loft, was designed to make the apartment look as if it has been “visibly cut through”.

“Everything above the cross-section is a new interpretation, and everything below a reflection of the old,” said the studio.

House for a Sea Dog was designed for a naval engineer who is used to long periods in confined spaces and wanted their home to be as open as possible.

Contained within a 300-year-old Geona building, the multi-level loft features a mezzanine floor, which serves as a bed deck. Architecture studio Dodi Moss slotted a slender bathroom underneath to make use of the high ceilings.

The formerly dark and dusty attic inside this Antwerp home was converted into a multi-functional living space characterised by bright yellow accents, arched portals and curvy built-in furniture.

Van Staeyen Interieur Architecten designed the renovation to serve as both a guest room and a zone for the clients’ daughters to play and socialise in as they grow up.

Szczepaniak Astridge added a rooftop extension to Leaf House – a terraced property in south London that is home to photographer Edmund Sumner and writer Yuki Sumner.

The architecture studio designed the space to be uncharacteristically sparse for a loft conversion and positioned a wooden bathtub and double bed next to a floor-to-ceiling window with views of Lettsom Gardens.

Pool Leber Architekten removed the reinforced concrete upper floor of this 1980s housing block in Munich to make way for two lighter cross-laminated timber structures.

The updated loft features prominent wooden features on its interior including walls, ceilings, floors and sculptural joinery.

Brighton house, UK, by Studiotwentysix

Architect Dan Gray and his wife Isabella, who are co-owners of Studiotwentysix, renovated their Brighton family home to include an angled loft extension lined with birch plywood.

The project created an additional 55 square metres of living space, which is accessed via a new staircase. A triangular snug carved into the eaves of the gable end adds a playful and cosy space for the couple’s two daughters.

London practice Emil Eve decked out this Hackney loft extension in a pale pink hue to evoke “a sense of calm”.

Sheft Farrace designs loft in LA’s art deco Eastern Columbia building

Architecture studio Sheft Farrace has renovated a loft apartment in Los Angeles’ iconic Eastern Columbia building, subtly incorporating colours from the art deco exterior into the minimalist interiors.

The studio renovated the loft while drawing details from the exterior of the 13-storey building in Downtown Los Angeles, known for its highly detailed turquoise facade and clock tower, which was designed by Claud Beelman and completed in 1930.

It was converted into lofts in 2006, and local studio Sheft Farrace was recently tasked with renovating one of the condos for a young creative from Kazakhstan.

“Uninspired by the unit’s original 2006 layout and interiors, the owner wanted it to feel like a brand new space — so Sheft Farrace approached it as a blank canvas,” said the studio, led by Alex Sheft and John Farrace.

The apartment has tall ceilings, and their height is accentuated by the building’s long narrow windows and floor-to-ceiling drapery.

Rather than keep the open floor plan, the studio chose to divide up the space to help define areas for different functions.

However, the visual connections between the kitchen and dining room, and the living room and bedroom, are retained by large framed openings used in place of doors.

“Every space has its own character, based on what time of day it is and how the natural light comes in through the full-height windows,” said Sheft Farrace.

For the most part, the home is decorated in a much more pared-down style than the building’s opulent exterior, primarily with soft neutral hues and sparse furnishings.

Certain material choices in the kitchen and bathroom tie much more closely to the colourful facades, including white oak, Verde Aver marble, and Florida Brush quartzite to echo the orange, green and blue exterior tiles.

The curved corners of the kitchen counters and elongated cabinet hardware also evoke 1930s design.

“Upon first glance, it’s stylistically in stark contrast with the historical building that it’s within, but throughout the space are subtle nods to the art deco exterior and ultimately, it feels like it belongs,” Sheft Farrace said. “We felt honored to have contributed a small chapter to the long and storied history of a Los Angeles landmark.”

Downtown Los Angeles has dramatically transformed from a no-go zone to a popular and thriving neighbourhood over the past 20 years.

This shift is partially thanks to the opening of cultural institutions like Frank Gehry’s Walt Disney Concert Hall and Diller Scofidio + Renfro’s The Broad museum, as well as a spate of high-end hotels.

SoHo’s 49 Greene Street Embraces the Modern Concept of Loft Living

 

49 Greene Street – a 6-story building in NYC’s historic SoHo district, is an extant example of the mixed iron-and-masonry construction of the post-Civil War era. The client’s brief was to restore the building’s masonry façade and cast-iron storefront, and to convert the interiors into four high-end residential units. To do this, we drew inspiration from the makers and artist ls that once occupied this previously manufacturing building to create units that embrace modern concept of ‘loft living’, in which open, non-programmed flexible spaces meet highly crafted, millworked moments, adding warmth throughout with the use of woods, marbles, and ironwork.

Architizer chatted with Jordan Rogove, Co-Founder and Principal of DXA studio, to learn more about this project.

Architizer: What inspired the initial concept for your design?

Jordan Rogove: We wanted to speak to the various movements that helped form SoHo’s unique character and charm. Much like the artists who were attracted to the neighborhood’s empty lofts in the 1960’s, we too were drawn to the building’s high ceilings, abundant light, and expansive floor plates. For this reason, we are committed to leaving the spaces as open, fluid, and customizable as possible.

However, we were acutely aware that we were designing a home, so introducing a residential scale was important to make the otherwise large space comfortable and inviting. To achieve this, we lowered the ceiling in select rooms and introduced a high level of craft and tactility – our way of communicating with the by-gone manufacturing era of SoHo.

Throughout these rooms, we created a material theme of oak wood paneling, blackened steel, fluted glazing and various marbles. These materials are not only visually exquisite, but very in their tactile qualities, which we believe to be crucial adding warmth and comfort to a home.

This project won in the 10th Annual A+Awards! What do you believe are the standout components that made your project win?

The kitchen and den–the hearth of the home–are the showpieces of each unit, as they are not only beautiful and practical, but speak to each other in their materiality and detailing.

In the kitchen, the appliances, storage, and secondary scullery kitchen are all seamlessly hidden behind white oak paneling with beautifully crafted integrated pulls. This paneling wraps onto the ceiling to cleverly integrate recessed lighting and HVAC diffusers. The island is crafted out of a single slab of Fior di Pesco marble, known for its ability to add calm and serenity to a space, while the upper cabinetry is clad in blackened steel and fluted glass.

This millwork detailing continues into the den, where white oak paneling and a built-in desktop can be closed off from the main living spaces by large blackened steel and fluted glass doors. Alternatively, these doors can perfectly tuck away into the oak millwork to allow flexible space programming.

Many of these materials can be found throughout the unit, creating an overarching theme. For instance, the blackened steel of the den’s custom doors is mirrored in the steel frames of the bathroom vanities, the plumbing fixtures, and even the column cladding.

What was the greatest design challenge you faced during the project, and how did you navigate it? 

Renovating a manufacturing building from the 1800’s was an exciting challenge, both in terms of design and coordination. On the design side, we believe that as architects, it is our duty to celebrate the area’s rich history in an authentic yet contemporary manner. This is why we wanted to keep the open nature of these spaces as much as possible. It is also why we used wood and iron in a way that is reminiscent of previous eras, while using contemporary detailing to bring these materials to the present day.

On the coordination side, working with existing buildings in NYC is always a challenge. As precisely as we survey all historic projects, we often encounter surprises during construction that require us to tweak our design on the fly–and 49 Greene was no exception. Furthermore, we had to design an entirely new roof structure, as the existing roof was significantly sloped, which meant giving the 200-year old structure upgrades to account for modern building technologies.

What is your favorite detail in the project and why? 

Although it is one of the smallest rooms in each unit, we think the powder room really packs a punch. The vanity and sink are entirely made out of Fior di Bosco marble, which marries well with the ebony black wood veneer panels to create a dark yet calming atmosphere.

In what ways did you collaborate with others, and were there any team members or skills that were essential in bringing this Award winning project to life?

The nature of this project required us to closely collaborate with millworkers, iron workers, and various craftspeople to get the detailing down. We worked with Canova on all of the millwork, Manhattan Steel Door Co. on the large den doors, and with Sage Construction on the stonework and other general detailing. We had many pencil sessions and back-and-forth shop drawing reviews to better understand how to achieve the level of craftsmanship that we envisioned–and we really refined our knowledge of interior detailing along the way.

Loft conversions by architects that maximise usable space

Our latest lookbook shines a light on residential loft conversions from Dezeen’s archive, including rooftop extensions on existing dwellings and apartments built in underused attics.

Opening up the volume beneath the roof is a popular way of squeezing more space out of a dwelling or building. The new spaces often feature unusual geometries, which a skilled architect can exploit to create dramatic and characterful new rooms.

West Heath Drive, UK, Alexander Martin

London architect Alexander Martin converted the disused loft of an Arts and Crafts-style house in Hampstead to create this pared-back and light-filled guest room and study.

It has a T-shaped plan and was therefore divided into three rooms – one of which is hidden behind a moving wall that is disguised as an integrated bookcase. The guest room is finished with white walls, a dark wooden floor and a vintage Greaves and Thomas teak sofabed.

House for a Sea Dog, Italy, by Dodi Moss

While renovating the loft of a 17th-century apartment block in Genoa, architecture and engineering studio Dodi Moss inserted a mezzanine floor that serves as a bed deck to maximise usable floor space under the eaves.

It has a rustic finish, characterised by an exposed wooden roof structure, unvarnished wooden floors and a rough plaster wall, and is furnished with a simple IKEA stool for use as a bedside table.

A home office in a London loft

Dormore, UK, by Con Form Architects

Dormore is a bright home office nestled within the small attic of a house in London, which was converted for a client who needed a space to work from home. A large slice was cut out of the original roof and filled with glazing and a large dormer window to bring light inside.

It is accessed by a compact folded steel staircase and finished with oak joinery and a whitewashed floor, alongside exposed brick walls and a Hans Wegner Wishbone Chair.

A loft apartment in Prague

Rounded Loft, Czech Republic, by A1 Architects

Czech studio A1 Architects built a two-storey apartment within the attic of an apartment block in Prague. Its living room, which occupies the lower level, is lit by windows slotted within the attic’s sloping roof and finished with tactile wooden furnishings and grey plaster walls.

The lower level also contains bedrooms and is linked to a guest suite on the small upper floor by a staircase lined with wooden bookshelves and a steel net that takes the place of a bannister.

A plywood-lined bedroom in the loft of a London home

Maynard Road, UK, by Widger Architecture

A pair of minimalist bedrooms lined with plywood occupy the old attic of this first-floor flat in Hackney, which was converted by London studio Widger Architecture.

As the attic had a sloped roof with limited head height, the architect introduced a flat roof dormer that spans the entire width of the property. While maximising headroom, it also allowed the studio to introduce more windows to invite more light inside.

A white-walled loft apartment

Alpine Apartment, Slovenia, by Architektura d.o.o.

This loft space was converted into a two-bedroom apartment by Slovenian studio Architektura d.o.o. for the client to use as a family holiday home in the lakeside town of Bled.

At the centre is a kitchen, flanked by two bedrooms, a living room and an entrance hall. As the kitchen has no exposure to natural light the living room entrance has no door, in order to help illuminate the space.

The home is complete with white custom-built furniture that aligns with the irregularly shaped attic ceiling, while pale wooden floorboards nod to the home’s Alpine setting. These finishes are complemented by wooden Wishbone Chairs by Hans Wegner and white folding chairs from IKEA.

A plywood-lined reading room

Gallery House, UK, by Studio Octopi

London architect Studio Octopi renovated and extended the dead space below the pitched roof of this terraced Victorian house in Battersea to create a separate reading room and study.

The two rooms are unified by a perforated black steel staircase and their matching spruce plywood walls and floors. Pared-back furnishings are dotted throughout, including a pair of About A Lounge Chairs by Hay in the reading room.

A bed in a converted attic in Belgium

Attic conversion in Antwerp, Belgium, by Van Staeyen Interieur Architecten

A dark attic that was used for storage was converted into this bright multi-functional room at a house in Antwerp. It contains a bed, seating area and bathroom defined by spruce-clad partitions with arched portals, curved seating and yellow detailing.

It was designed by Van Staeyen Interieur Architecten for the clients to use as a guest room and a social space for their daughters to spend time with their friends as they get older.

A reading room in a dormer extension

Project Escape (to the Roof), UK, by A Small Studio

Architecture practice A Small Studio created a reading room, bedroom, dressing room and bathroom for a family within the loft of their Victorian home in south-east London.

Between the bathroom and reading room, there is also a new free-standing solid oak stair that helps bring light into the lower levels of the home. Three large dormer windows on one side of the loft frame views of the back garden.

The conversion’s focal point is its reading room, which is complete with a Plastic Armchair RAR by Charles and Ray Eames and a black DLM side table by Hay.

A white-walled attic conversion in France

Attic conversion, France, by F+F Architects

This spacious light-filled apartment was built by Parisian studio f+f architects by converting the attic of an art nouveau building in Strasbourg. Over two levels, it comprises bedrooms, bathrooms and an office, alongside an open-plan living space with a kitchen, dining area and terrace.

The attic’s original pine flooring was preserved and treated with lye, an alkali used to lighten wood, while existing trusses have been painted white and left exposed throughout.
