SODA explores office-to-residential conversions with Roco in Liverpool

London studio SODA has converted a 1970s office block in Liverpool city centre into a residential building that  includes co-working and wellness facilities.

The adaptive reuse project sees the 10-storey block, which spent decades as an office for HM Revenue and Customs, transformed into rental homes managed by operator Livingway.

Communal spaces take up most of the ground floor

Roca contains 120 one- and two-bedroom apartments, plus two floors of co-living-style amenities for residents. These include workspaces, a large kitchen, cinema room, gym and treatment rooms and a planted roof terrace.

Russell Potter, co-founding director at SODA, believes the project can serve as a model for office-to-residential conversions in city-centre locations.

“The leaps that office design has made over the past decade or two have meant that certain period properties from the 1960s and 70s are perhaps not the most desirable from a commercial point of view,” he told Dezeen.

“But if they occupy prime city-centre locations, they can offer amazing opportunities to adapt and re-use, to reinvigorate city centres with genuinely flexible and crafted spaces.”

Livingway’s model is a version of co-living. By offering Roca residents access to communal spaces, in addition to their apartments, it aims to foster a sense of community.

Many of these shared spaces can be found on the ground floor. Here, various work, lounge and dining spaces are organised around a timber “activity wall” that provides surfaces, storage and seating.

Other interior details, such as folding screens, curtains and fluted glass windows, allow the space to be casually divided into different activity zones when required.

Sometimes these spaces host workshops or classes, allowing residents to engage with local businesses.

“We’re introducing an element of communal activity to act as a hub at ground floor, in a similar fashion to what’s been happening in other co-living arrangements,” said Potter.

“It means you have the opportunity to create a genuine sense of community within a city centre.”

On the apartment floors, the existing floorplates made it possible to create larger homes than typical co-living units, arranged on opposite sides of a central corridor.

Apartments come fully furnished, with bedrooms and bathrooms separate from the living areas.

“Office buildings typically have slim floor plates with decent floor spans and high proportions of glazing-to-floor area, so make ideal opportunities for residential conversion,” Potter explained.

“Likewise, floor-to-ceiling heights don’t tend to pose an issue for residential,” he added. “Typically, commercial floor heights are higher than what you expect in residential, meaning that you get better aspects of light into the spaces.”

Livingway offers five of these units as hotel rooms, available for short stay. But guests don’t have access to all of the communal facilities; most are reserved for residents.

Technology plays an important role in the building management. An app allows residents to book certain rooms or sign up for workshops and classes, while digital locks allow access to be controlled.

The interior design approach reflects the building’s 1970s heritage, with furniture and finishes that don’t shy away from colour and pattern.

Standout spaces include the cinema room, an all-red space featuring large upholstered chairs, tubular wall lights and art-deco-style mouldings.

Across the rest of the ground floor, the exposed concrete waffle-slab overhead brings an industrial feel that contrasts with the warmth of the wood surfaces and soft furnishings.

Standout spaces include a cinema screening room

The homes feature a more subtle palette, with muted tones rather than white, to allow residents to bring their own personalities into the design.

A similar level of care was brought to the outdoor spaces. These include an informal courtyard on the ground floor and the seventh-floor roof terrace, which incorporates a trio of hot tubs.

The project builds on SODA’s experience of designing shared spaces. The studio has designed various spaces for workplace provider The Office Group (TOG), including Liberty House and Thomas House.

The collaboration with Livingway came about after the company reached out to the studio via Instagram.

“It is amazing to see what a beautiful result has been produced and how much our residents truly enjoy calling Roco their home,” added Samantha Hay, CEO for Livingway.

Brass ribbons line the asymmetric portals that connect the kitchen and dining room of this Toronto residence, renovated by local architecture and art studio Svima.

The Portal House was designed for a couple who had wanted to refresh their home for 10 years, but have very different aesthetic tastes.

Toronto-based studio Svima found a compromise by combining his desire for “tenebrous minimalism” and her love of “bright French country kitchens” into the design.

The resulting “denlike cosiness” pairs dark oak across the lower half of the ground-floor spaces and clean white surfaces on the upper half.

The snaked kitchen layout is tight, so Svima curved the corners of cabinetry and counter surfaces to steal extra space for circulation.

This theme continues to the living room millwork: a bookcase is filleted at the corner and meets the wall at an angle, while a built-in sofa beneath the window also softly angles inward.

“The design hinges on ‘ribbons’ flowing through the space, guiding the motion through the rooms,” said Svima.

“The ribbons curve in areas where sharp corners would not fit, or would stop the flow of movement.”

In the kitchen, the curved oak doors were handmade by a cabinetmaker who created a special jig to kerf-bend the oak into a radius.

Tiles that offer a contemporary take on Dutch Delft porcelain form the backsplash, adding small touches of blue to the otherwise neutral space.

Two portals provide connections between the kitchen and adjacent dining room, both with a mirrored asymmetric shape and edged in brass.

One acts as a doorway, while the other over the deep counter is used as a pass-through for food, drinks and tableware.

“It was an artful process for the contractor to lay the brass into the wall, as it had to fit into the curved drywall perfectly with no tolerance for error,” the architects said.

The living room, located at the front of the house, was furnished with mid-century pieces such as a chair, a coffee table and a media console.

The closed and open shelving unit organises the family’s books and possessions, and its shape allows more light to enter from a side window.

Opposite, the built-in sofa helps to resolve an awkward space under a bay window and orients the sitter towards the TV to one side.

“The custom sofa sweeps into the space to provide seating at precisely the right sideways angle for viewing the media unit, for lounge reading, and for gathering,” Svima said.

The floors throughout the home match the other millwork, grounding the spaces with a rich dark hue.

Svima, founded by architects Anamarija Korolj and Leon Lai, is not the only studio that’s had to get creative with a tight Toronto floor plan.

When Studio Vaaro overhauled a house in the city, the firm created a series of volumes with minimally detailed millwork to form kitchen cabinetry, the staircase and a feature bookcase in the living room.

Multipurpose rooms optimise Ulli Heckmann’s Rotterdam apartment

A bedroom incorporating a bathtub and a window bench is one of several versatile spaces architect Ulli Heckmann created when renovating this compact apartment in Rotterdam, the Netherlands.

Heckmann and his partner, the designer Nienke Bongers, bought the apartment in the Delfshaven neighbourhood in 2020 with the aim of refurbishing it to suit their personal tastes.

The 100-square-metre property is spread across the ground floor and basement of a brick apartment building dating from 1935 that stretches along a dike on the river Schie.

Previous renovations in the 1980s had stripped away all of the interior’s original features, so the couple decided to completely gut the spaces and rebuild them using a modern and affordable material palette.

The existing layout did not make the best use of the garden access, so Heckmann moved the bedrooms upstairs and created a large living space below with direct access to the outdoors.

“The original downstairs plan showed one room facing the garden and one towards the street, which was quite gloomy and dark,” the architect told Dezeen.

“Since the new downstairs is basically mono-orientated, an open layout with the kitchen cupboard as a room divider seemed the best solution in terms of space with an option for privacy.”

The largely open-plan configuration creates a space for cooking, eating and socialising that receives plenty of daylight from the large windows at one end.

Freestanding cupboards screen a small private space that Heckmann explained can be used for “reading a book, inviting friends to stay over or simply drying the laundry without putting it in the middle of the living room.”

Throughout the property, built-in storage helps to optimise and organise space, allowing the interior to be used in different ways at different times. Examples include a hidden desk in the children’s bedroom and a window bench in the main bedroom.

“Most of the rooms are not limited to only one purpose throughout the day and night,” said Heckmann, “which helps tremendously for the use of the space – especially as a family.”

The layout of the upper floor is more compartmentalised than the basement level; however, a full-height mirrored door at the end of the hall can be left open to ensure the spaces feel connected.

The two bedrooms at either end of the plan are separated by a walk-in wardrobe and a shower room hidden behind cupboard-like doors.

In addition to the bed and window bench, the main bedroom contains a bathtub set on wooden blocks that can be screened off using a curtain.

“The need to create multifunctional spaces is one of the reasons why we decided to have the bathtub in the bedroom,” Heckmann explained. “Also, we quite like that it becomes an object in our daily life instead of hiding it away.”

The couple had wanted to use natural materials where possible to completely revamp the interior, but the onset of the Covid-19 pandemic caused prices to soar and subsequent lockdowns made commissioning specialist trades much more difficult.

Heckmann and Bongers therefore designed and built most of the furniture themselves, using plywood or MDF that they stained or dyed to give the materials a more unique finish.

The bedroom shelf and the hall cupboards are made from eucalyptus plywood tinted with an earl-grey mixture, while the bedhead is MDF with a hardwax finish.

Lime plaster was used on the walls throughout the apartment. The downstairs spaces were left raw and natural, while the bedroom has green pigment added to give it a subtle hint of colour.

For the kitchen, Heckmann used MDF boards with oak veneer and a countertop with a dark Forbo linoleum surface. The cupboard under the stairs features an oak frame surrounding polycarbonate panels, while the staircase podium is made from painted MDF.

A hidden desk in the children’s bedroom helps to optimise space usage

Ulli Heckmann completed his Diploma studies at the Technical University of Darmstadt, Germany, in 2006 and worked for several years for agencies in Germany and France, including Maison Edouard François.

He founded his architecture and design studio in Paris in 2013 and now works on projects across Europe, ranging from object and interior design to private housing and architectural competitions.

Other recent Rotterdam projects featured on Dezeen include a floating cross-laminated timber office and a multi-faceted auditorium designed using computer modelling.

Timothy Godbold adorns Tribeca loft with modernist relief panels

New York interior designer Timothy Godbold has renovated an apartment in a historic Tribeca building, adding various relief treatments across its neutral walls including panels influenced by a 1970s sci-fi series.

The spacious loft is located in an 1881 cast-iron building on Franklin Street, which was formerly a textile factory and was overhauled by Pritzker Prize-winning Japanese architect Shigeru Ban in 2019.

“The homeowners, a young family with two children, set out with the objective of creating a great home for entertaining that simultaneously utilized space efficiently to create a comfortable family living space,” said Godbold‘s team.

The designer helped to organise the layout so that it functioned optimally for the family, and despite opting for a neutral colour palette, Godbold upped the drama through the scale of the furniture and artwork.

A double-height living room occupies a corner flooded with light from windows on two sides, which can be diffused by drawing the sheer curtains.

To work around a large structural column disrupting the view to the living room, Godbold used the column to anchor a stone dining table to turn it into a focal feature.

The kitchen is intentionally minimal, benefitting from the absence of cabinet and drawer pulls

The table references a 1930s design by Hans and Wassili Luckhardt and Alfons Anker, in keeping with the industrial style of the building.

The kitchen is very minimal, thanks to the omission of cabinet and drawer pulls, and includes an island with a waterfall stone top that creates space for a breakfast bar.

Hidden behind the kitchen is a former TV room converted into a bar room and an office “to maximise the versatility of the space and meet multiple needs”.

The walls in this flexible room are covered in geometric plaster-relief panels, which add shadows and texture, while the furniture is darker and more masculine.

A Reprise pendant light from New York design studio Apparatus hangs in a corner that has been curved to accentuate the modernist-style wall panelling.

“The wall details in this Tribeca space are inspired by a classic 1970s sci-fi series that showcases an all-Italian modern aesthetic within a futuristic environment,” said the team.

A row of plastered arched niches separates the formal entertaining areas from a more casual seating area, where a large pale grey sofa shifts the tone from the warm whites found elsewhere.

In the primary bedroom, the built-in bed and nightstands are installed below a tufted upholstered headboard that runs the full width of the room, and a fluted wall feature that extends to the ceiling.

Opposite the bed is a sculptural sofa surrounded by oversized planters and a large, carved relief artwork by French sculptor Etienne Moyat on the wall.

Godbold custom-designed many of the pieces throughout the home, including most of the furniture and decorative elements.

His references included mid-century Italian designers like Joe Colombo, whose space-age shapes are echoed in the dining chairs, sofas, and smaller lighting and decor items.

Godbold also played with proportion to add drama, as seen in the living room’s custom stone sofas that are upholstered in a “brutalist” fabric made in England, and the coffee table with an integrated planter.

The rugs also feature custom designs that outline the furniture in the same space.

Overall, the goal was to “marry the industrial, the art deco and the more surreal aspects of 1970s noir cult cinema for a glamorous and intriguing end product.”

Originally from Australia, Godbold is currently based in the Hamptons, where he renovated his mid-century home to resemble a “villain’s hideout”.

He also aims to preserve other modernist dwellings built across the area through the nonprofit organisation Hamptons 20th Century Modern.

A renovated 1970s bungalow with “kitsch character” and a greenhouse that doubles as a living room feature in Casamontesa – a weekend home designed by Spanish studio Lucas y Hernández Gil.

The project began when a couple asked the studio to overhaul a single-storey house that was once part of a hotel complex on the outskirts of Madrid.

The brief later expanded to include a multifunctional greenhouse that can be used as a workspace, a guest bedroom, a gym or simply as a garden room.

Lucas y Hernández Gil, led by architects Cristina Domínguez Lucas and Fernando Hernández-Gil Ruano, developed a distinct character for each building.

Casamontesa’s renovated bungalow has a warm, playful style that draws on the 1970s aesthetic while the garden pavilion has a more utilitarian feel.

“The owners, a young urban couple who love design and live and work in the centre of Madrid, were looking for a functional and compact getaway within a fantastic garden,” Lucas told Dezeen.

“They wanted a very comfortable and flexible home that would be useful for both working and getting together with friends.”

The bungalow renovation involved simplifying the interior layout to create a combined kitchen, dining room and living room, with a bedroom and bathroom off to one side.

“The house, in addition to being small, was very compartmentalised,” explained Lucas.

To unify the newly open-plan living space, the designers installed an island that serves as a worktop, dining table and social gathering place.

This island features a countertop made from Portuguese pink marble while its sides are covered in the same handmade burgundy tiles that line an adjacent window recess.

“The rest of the surfaces – Campaspero stone floors and waxed tinted plaster walls – establish a dialogue by contrast with the colourful and shiny surface of the tiles,” added Lucas.

Key details in the living room include an arched fireplace and a tadelakt plaster coffee table, while the bedroom features semi-circular marble nightstands.

For Casamontesa’s garden room, the design team customised a prefabricated greenhouse.

A pergola extends the building volume outwards in a bid to blur the boundary between inside and out, and is topped with wooden blinds to provide shade.

A wooden box on wheels provides an additional bedroom, described as a “small Shigeru Ban-style mobile room”.

Other additions include thermal curtains and an automatic shading and ventilation system, which allow for versatile use of the space throughout the year.

“By complementing the programme of the original bungalow, a more complete and flexible program is achieved, overcoming the limitations of a weekend house,” added Lucas.

Kingston Lafferty Design includes “sensual” red kitchen in home renovation

Dublin studio Kingston Lafferty Design has transformed the architecture and interiors of this family home in Cork, Ireland, which features 1970s-style shapes and colours informed by the work of designer Verner Panton.

Positioned on Lovers Walk hill overlooking the city of Cork, the townhouse – called Lovers Walk – was renovated by Kingston Lafferty Design.

The studio originally planned to just update the interiors, but decided that a more extensive architectural transformation was needed after discovering structural instabilities in the home.

Kingston Lafferty Design removed all of the floors, which lacked foundations and insulation in their concrete slab, and completely reconfigured the two-storey property’s layout.

“As the building was originally built in the 1970s, we wanted to return to its roots,” studio founder Róisín Lafferty told Dezeen.

“We thrived on inspiration from Verner Panton with his use of strong clashing colour, playful shapes and oversized elements,” she added.

The ground floor was adapted to include an open-plan kitchen defined by a counter, island and splashback finished in veiny red quartzite.

Ruby-toned timber was used to create the geometric cabinets. When layered with the quartzite, “it sounds like a disaster, but it’s a delight,” said the designer.

The space, described by the studio as a “sensual red-toned jewel kitchen”, is one of several rooms on the ground floor of Lovers Walk that were designed around the central, oak-lined hallway.

“We used the hallway as the core of the house, which grounded the space with pops of colour stemming from it. Each room leading from the core appears like a framed view or window of colour,” explained Lafferty.

The living room includes blue velvet sofas and a green feature wall clad in swirly book-matched marble, which was fitted with an alcove reserved for a subtle fireplace.

When creating the polished stone wall, the studio took cues from the seminal Barcelona Pavilion, completed in 1929 by modernist architect Mies van der Rohe.

“We used green as an overall thread throughout the house, inspired by the surrounding landscape,” added Lafferty.

“Although depending on the time of year, the colours tend to change and so we were able to add in other rich colours that anchor the green such as burgundies and bright oranges,” she added.

“One would assume this mix of colours would clash, but we choose the tones and textures of each to ensure that all of them would blend harmoniously,” Lafferty said.

Upstairs, the main bedroom and en-suite bathroom were dressed in the same eclectic interiors as the communal spaces. A floor-to-ceiling headboard, finished in diamond-shaped green tiles originally designed by 20th-century architect Gio Ponti, frames the bed.

Balloon-like coloured glass vases were positioned on two bedside tables, which were topped with the same slabs of Rosso Levanto marble as the geometric vanity desk.

The bedroom designed for the occupants’ child features an alternative bed – a playful green structure with two stacked levels and half-moon openings that reveal a cosy sleeping area on the bottom level.

Other accents featured throughout the home include burl wood, terrazzo, plaster and brass. The repetition of 1970s-style thick pile carpets emphasises the dwelling’s textured material palette.

Lovers Walk is the studio’s “closest nod” to the work of Panton, explained Lafferty – “down to the selection of every tile, light fitting and exquisite piece of designer furniture”.

“Although there is such an array of materiality, it is balanced by repeated colour, shape and form,” she said.

“Every space in this house is an assault on the senses, in the best way possible.”

Founded in 2010, Kingston Lafferty Design has completed projects ranging from a Dublin restaurant with oversized lollipop-like lamps and a co-working office in Belfast that includes a yoga studio.

ORA creates modern home in 500-year-old Czech Renaissance building

Czech architecture studio ORA has renovated a Renaissance-era house in the town of Český Krumlov, preserving original features like its carved wooden beams while adding free-standing contemporary furniture.

Local entrepreneurs Petra Hanáková and Radek Techlovský purchased the dilapidated house in the town centre in 2016 and asked ORA to oversee a modernisation process that retains the interior’s historical character.

The 500-year-old building, now called Masná 130, had been neglected for decades and was not even connected to the town’s sewage system. It also had flood-damaged foundations and a roof in need of major repairs.

Despite its issues, the owners saw potential in the property and spent two years transforming its ground floor into a cafe that has become a gathering place for the local community.

The latest phase of the project involved renovating the first-floor living spaces. The original intention was to redevelop them as rental flats, but Hanáková and Techlovský eventually decided to create a single apartment that they could occupy themselves.

ORA’s design for the apartment reveals aspects of the building’s past while introducing modern features that reflect the owners’ love for contemporary design and minimalist style.

“We did not want to create a historical ‘museum’ interior, nor a design showroom,” said Hanáková and Techlovský. “We wanted to organically connect the historical and contemporary layers.”

The architects began by removing an existing partition wall in the main living space and reinstating the original open layout. This created a large salon that reveals the full splendour of the Renaissance-era wooden ceiling.

The restoration process also uncovered original stone walls that were painted a deep crimson colour. Together with the wooden rafters, this informed a material palette that complements these dark, saturated tones and creates a cosy atmosphere.

The apartment’s bedroom features a small remnant of the original ceiling fresco. The rest of the room is painted a cream colour to lend the space a calm and relaxing feel.

In the bathroom, ORA chose to combine cool colours with white tiles and large mirrors to brighten the space. Playful details such as the irregularly shaped bathtub, curved sinks and tiles with rounded edges help to soften the overall aesthetic.

Throughout the apartment, the architects added bespoke freestanding furniture that performs the necessary functions without disturbing or concealing the existing heritage features.

“The interior design is approached as a collage of motifs,” said ORA. “The furniture is inserted into the historical space in the form of separate objects that create distance from the historical elements.”

The kitchen, for example, was designed as a standalone unit that is raised above the floor and stops well short of the ceiling. Its sink, hob and countertop occupy a central void, with all other functions concealed within the cabinetry.

The bed features an oversized headboard that connects with a wardrobe on its reverse side. It is placed in the centre of the bedroom and is angled to provide the best view of the window and the original painted ceiling.

Custom-made furniture is built from dark-stained birch plywood with contrasting brass legs that help to enhance the sense of separation from the existing spaces.

Lighting is either freestanding or integrated into furniture such as the kitchen unit and bed. An overhead light above the dining table is mounted on a bracket so it does not touch the historical ceiling.

ORA, which stands for Original Regional Architecture, was founded in 2014 by Jan Veisser, Jan Hora and Barbora Hora. The studio is based in the small town of Znojmo, with previous projects including the conversion of a 16th-century home in Mikulov to create a modern guesthouse.

Other recent attempts at revamping the historical residences of the Czech Republic include a 1920s villa in Prague that was renovated by No Architects and a 100-year-old apartment in Karlovy Vary, where Plus One Architects uncovered the building’s original paintwork.

AHMM to transform office into co-living space next to Barbican estate

Developer HUB and investor Bridges Fund Management have revealed plans to convert a 1950s office building in London into Cornerstone, a co-living residential scheme designed by Allford Hall Monaghan Morris.

Located on the edge of the Barbican estate, the Cornerstone project will draw from the iconic Barbican architecture to transform 45 Beech Street into 174 co-living residences along with street-level commercial spaces and amenities.

“Building on the success of our previous London projects with HUB, we are joining forces again to transform an underloved office building in the heart of the city,” Allford Hall Monaghan Morris (AHMM) director Hazel Joseph said.

AHMM’s proposal aims to re-use as much of the building’s existing structure and facade as possible, taking a “retrofit-first approach” to minimise the need for new building works.

The studio will also primarily work within the geometric parameters defined by the original envelope, while updating the rectilinear language to create uniform apertures for each co-living apartment.

Referencing the Barbican estate, a series of arched, double-height extrusions will be introduced across the crown of the building to house additional co-living apartments.

“The architectural approach has been carefully considered, responding sensitively to the much-loved Barbican context, completing the northern frontage of the estate,” Joseph said.

The arches will be partially set back from the building’s facade and lined with an asymmetric patchwork of glazed and tile panels underneath the curved overhangs.

At street level, warm red panel accents will contrast against the building’s neutral concrete finishes to highlight commercial and collective functions.

The scheme will integrate a public cafe, a co-working space and community-focused amenities at its lower levels to improve the public realm for those who live and work in the area.

“The existing structure of 45 Beech Street will be re-used and extended, creating a new residential community with shared amenities and breathing new life into the local streetscape,” Joseph explained.

According to HUB and Bridges Fund Management, AHMM’s proposal was developed in collaboration with the community – including Barbican residents – who were consulted through a series of workshops and events.

A website was also established to solicit viewpoints about the redevelopment, reiterating the design vision to establish a “vibrant community” that will adapt the original building and holistically contribute to the neighbourhood.

AHMM was established in 1989 by Simon Allford, Jonathan Hall, Paul Monaghan and Peter Morris in London. The studio has previously converted a 1930s block into New Scotland Yard’s headquarters in London and completed a mixed-use building in Southwark with interlocking flats.

Also adjacent to the Barbican estate, Diller Scofidio & Renfro’s proposal for a pyramidal music centre was recently scrapped when the City of London Corporation revealed its plans for a “major renewal” of the Barbican.

The state of Britain’s ageing homes has become a national shame

It’s crucial that whoever wins the upcoming general election prioritises fixing the UK’s energy-inefficient housing, but the message doesn’t seem to be getting through to our political leaders, writes RIBA president Muyiwa Oki.


Last summer, as temperatures soared and the sun beat down relentlessly, people around the UK sweltered in their homes.

A few months ago, with near zero-degree temperatures, many of us found the reverse, struggling to decide whether to turn on the heating and bear the rising energy costs.

Despite our best efforts to stay cool or keep warm, our outdated built environment and energy-inefficient homes meant that escaping the stifling heat or freezing cold was nearly impossible. For some, it was not just uncomfortable – it was desperately dangerous.

It is clear something needs to be done

The state of Britain’s ageing homes has become a national shame, and it is clear something needs to be done.

Stark warnings about rising temperatures hit the headlines this month. For the first time on record, global warming breached the critical 1.5-degrees threshold over a 12-month period. In the UK, it was the second-hottest year on record, as we suffered heatwaves and floods. Unfortunately, these trends are set to continue.

We know decarbonising the built environment is crucial to reducing carbon emissions and mitigating rising temperatures; our buildings are responsible for almost 40 per cent of global energy-related carbon emissions. The time to act is now.

With 80 per cent of the buildings that we’ll use in 2050 already built today, we must prioritise bringing these up to scratch – and we need to start with housing. The UK has among the oldest and least energy-efficient housing stock in the whole of Europe, with 19 million homes in dire need of retrofitting.

Yet, this message doesn’t seem to be getting through to our political leaders. On the very same day that the news broke about terrifying temperature rises in 2023, it was announced that Labour is cutting back on funding promises for home-insulation projects should the party win the upcoming general election. The previously announced £6 billion a year to retrofit 19 million homes has been dropped, with plans now to spend £6.6 billion over 5 years, equating to £1.3 billion a year.

It follows prime minister Rishi Sunak’s September announcement that he would be scaling back key green policies – including postponing a ban on oil and liquified petroleum gas (LPG) boilers to 2035 and scrapping energy-efficiency improvements for the private rented sector.

To do nothing would be to condemn the population to many more decades of substandard housing

This general election year is a chance to reset the dial and treat the climate emergency as the urgent, existential threat that it is. To do this, we need the next government to set out a national retrofit strategy – a well-funded, long-term plan to make homes more energy efficient and climate resilient. Not only would this reduce our climate impact, but it would also create jobs, boost green skills and improve prosperity up and down the country.

Of course, this strategy requires ambitious government investment, but we at the Royal Institute of British Architects (RIBA) believe there are clever ways to incentivise homeowners to make their properties greener. A financing strategy to make energy-efficiency upgrades affordable for all homeowners and landlords before they feel the benefit of reduced energy bills will be a crucial piece of the puzzle.

In its 2020 Greener Homes report, the RIBA – along with many other organisations – recommend looking at tax incentives such as a sliding scale of stamp duty, with the most energy-efficient homes accruing significantly less tax than the least energy efficient, and tax rebates for a period after purchase to encourage homeowners to make energy-efficiency upgrades, recognising that they are most likely to make upgrades just after buying a house rather than getting round to it at a later date.

Equally, in the private rented sector, landlords should be incentivised to make energy-efficiency upgrades by being able to claim part of these against their income-tax liabilities.

Putting funding aside, retrofitting has to be done properly to avoid unintended consequences like damp and mould. To achieve this, we must prioritise a fabric-first, whole-house retrofit approach, using architects’ expertise to ensure changes are made in the right order and at the right time. Possible measures include insulating lofts and walls, draught-proofing doors, windows and floors, using double or triple glazing, integrating smarter appliances and making changes to heating and energy systems such as heat pumps and solar panels.

A retrofit revolution will create jobs. Just installing external insulation to all England’s interwar homes, built between 1919 and 1939, could create 5,000 full-time jobs every year until 2032. But it also demands good organisation – a systemic method of decarbonising homes, with defined typical upgrade packs for different housing types. Training will be required to upskill the construction workforce across the country to carry out the work efficiently and effectively.

A nationwide retrofit programme on this scale may be unprecedented, but we need to see the bigger picture. Millions of us live in damp, draughty homes that are leaking energy and money, and to do nothing about it would be to condemn the population to many more decades of substandard housing. I sincerely hope the next government turns this challenge into an opportunity to demonstrate global climate leadership and turbocharge our green economy.

Hauvette & Madani restores Paris apartment to “former glory”

Local design studio Hauvette & Madani drew on the Haussmannian history of this Paris apartment to create a gallery-like interior for its occupant’s vast art collection.

Located in the city’s historic Triangle d’Or, the dwelling previously featured minimalist marble surfaces and gilding leftover from a recent renovation.

Hauvette & Madani “re-appropriated” the apartment, originally designed as part of Georges-Eugène Haussmann’s famed reconstruction of the French capital during the mid-19th century, to reflect its architectural past.

“The challenge was to completely revamp the apartment, which had just been refurbished,” said studio co-founder Samantha Hauvette, who designed the dwelling with Lucas Madani.

“We carried out meticulous research to find the right motifs and decorations to restore the place to its former glory and Haussmannian charm,” she told Dezeen.

The designers recreated delicate white cornices and mouldings – hallmarks of Haussmannian design – within the apartment, which had been previously stripped of these details.

This created a considered but neutral backdrop for the resident’s eclectic collection of artwork and a curated selection of furniture “mixing eras and styles,” according to Hauvette and Madani.

Visitors enter at a small round vestibule clad in straw marquetry – a “common thread” that also features on a pair of curved sofas and a sleek coffee table as well as sliding doors, the main bedroom’s headboard and the dining table.

The light-filled living room is characterised by sculptural furniture and art pieces, including rounded vintage armchairs finished in a dark green hue and metallic base.

An amorphous ceiling work by Austrian artist Erwin Wurm was suspended above the sofas, while a deep blue painting by Swiss practitioner Miriam Cahn adds a bold hue to the room.

“It’s a real living space, where the homeowner shares a lot with her artist and designer friends,” said the designers. “All the pieces have a strong identity.”

For the dining room, American artist Sarah Crowner created a striking turquoise fireplace, which was clad in a blocky mosaic of geometric tiles and positioned alongside a burnt orange vintage egg-shaped chair.

“We wanted to take the codes of classicism and break free from them,” explained Hauvette and Madani, who aimed to balance traditional interior details with more contemporary colourful touches.

Continuing this theme, the designers sandwiched a bright green stove between more subtle, light pink cabinets in the kitchen, which includes a patterned feature wall.

Blocks of light-coloured timber were stacked by French furniture maker Hervé van der Straeten to create a singular lumpy leg for the kitchen table as well as the base of a drinks bar elsewhere in the apartment.

Hauvette and Madani also constructed an in-house sauna for the home, finished in dark wooden slats and tucked behind a bespoke green-hued daybed, made by the designers themselves.

“We have a strong belief that everything that you love independently will work perfectly once put together,” said Madani, who highlighted the power of trusting your instincts when curating eclectic interiors.

Summarising the overall look and feel of the apartment, the pair declared, “it’s Paris Haussmannian style, with a hint of craziness!”

Hauvette & Madani is not the first studio to renovate a traditional Parisian apartment with contemporary touches.

Local studio Uchronia recently filled a home for jewellery designers with multifaceted furniture pieces crafted to mirror the appearance of precious stones. The studio also previously added a wine-red kitchen to an otherwise neutral flat in the French capital.
